The suns out so cheer up and be positive

In real estate as in life, additude and timing are everything. We can't pretend that our current market is easy, but we can make the best of it. Many are choosing to get rid of debt (like a giant mortgage)even if they take a loss. Others are choosing to sell their properties at market value, which we all know has declined severely since the heighth of the market in the fourth quarter of 2005. Some of the decisions are tough to make. Life goes on and so does where we want to be at that time of our lives. If an owner of property decides to try and wait it out, it might work out or not. Any one who makes predictions of when we will turn into a seller's market is only guessing. Affordabilty for buyers of homes and land in Nevada County has never been higher. This opportunity won't last forever. If it's time to move up or scale down, sellers need to be priced in the market. Otherwise, they will be helping to sell their neighbor's properties that are priced correctly. Eventually the prices will rise to reflect the actual replacement cost. But today you can buy a home for well under the replacement cost. So hurry up before you miss the boat!

First I want to thank everyone for their patience in this never-before kind of market. Although, half of our sales are not REO and bank-owned, the latter have made this a very competitive market and pricing is extremely important. If there have been showings, it means we are in a range to get offers. If there are no showings, consider making a price adjustment. Of course, it is your property and we will do what you tell us. We will do the best we can to get the property sold as quickly as possible for the highest price possible for today’s market. Perhaps with the coming election, the sentiment of the people will improve. Interest rates have never been lower. Prices haven’t been this low since 2001. We should have a lot of visitors over the holidays. So, traditionally, people think of the holidays as being slow. My personal experience is that real buyers are out in inclement weather and we are a big tourist attraction and they very often fall in love with our area and decide to look at property. Fall is approaching. You can feel it in the air. I think the toughest part of real estate today is that buyers are seeing such low pricing on the bank owned properties or sellers doing short sales where they may be losing money but the bank is many times losing a lot more money than the sellers. Many of this properties have been neglected and dismantled. They don't always look pretty. If buyers can see through that, opportunites exist for them. On the other hand, many sellers have not wanted to bite the bullet regarding pricing their properties to sell. They still want to ask what they might have sold for a few years ago. The real estate agent must consult with the sellers to convince them that they no longer have that much equity. Many times they find out that they owe more than they can sell for today. That is a tough reality. The sooner they are convinced, they can quit making payments that are far costlier in the long run than taking the hit and moving on with their lives. If we could espect a significant rise in pricing, holding might make sense. One would most likely have to hold for more than five years to get back where we were a few years ago. In real estate, as in life, timing is everything. Nevada county is unique as it is a destiniation with lots of things to do, from outdoor activities to art, theatre and entertainment, fine dining and much more. So people do want to move here. Pricing and interest rates have never been better. Jump in while the water is warm!

When an agent has many listings it is much easier to evaluate the market trends and activity than if that agent only has a handful of listings. Having many listings attracts many buyers.
